We will enhance this waterfront sympathetically, sustainably, beautifully and in ways it can be enjoyed by all people, of all ages. Queens Parade is a £50m private investment that will deliver: • A 67-bed hotel with spa/ swimming pool • 138 new homes (37 x 1 beds/ 98 x 2 beds/ 3 x 3 beds) • Over 6000m2 of office space • 1,858m2 of food and beverage/ retail opportunities • A destination/ cinema building • 1,208m2 indoor activity space • 255 space car park • Marine Gardens public realm and open space

This investment will transform Queen’s Parade and create a premier public waterfront space that embraces Bangor’s rich heritage and paves the way in securing its future. The proposed development seeks to transform the wider Queen’s Parade and marina area with the development of a hotel, retail, office, community, cultural and recreational space, in addition to eateries, a residential development as well as the creation of new public squares and courtyards.

It is also believed that the creation of the car park at Marine Gardens‘cut off’ the new promenade and Marina from the rest of the town and the waterfront. The vision is to turn Bangor into a ‘destination of choice’, both as a place to live, work, visit, study and invest. We will do this through a series of interconnected developments and experiences. These developments will be both connected via themes and narratives, as well as physically connect through good placemaking design, public realm, signage and well thought through transport solutions using state of the art digital and technology solutions. Description automatically generated Ards and North Down Borough Council is progressing ambitious plans to redevelop a 2 mile stretch of the seafront over the next 10 years, to help re-establish Bangor as a thriving town and prime visitor attraction in Northern Ireland. The Bangor Waterfront Development is just one of a number of exciting tourism-led regeneration schemes that was eligible to receive funding from the Belfast Region City Deal. Ards and North Down Council has been awarded £40M for the 10-year development via a bespoke package of funding from the Department of Communities, with £20m secured from Council and an additional investment of £12.8m being sought from private investment.

The Bangor Waterfront Redevelopment locally known as ‘Ring of Pearls’ will seamlessly connect the waterfront to the rest of the City and in so doing provide a unique wide-range of opportunities for residents, visitors and businesses. Inspired by a wonderful environment of public spaces, creative events and activities with attractions that speak of local stories to a global audience. Travelling from Skippingstone in the west to Ballyholme in the east will become a real and unique voyage of discovery through interconnected developments and experiences built into a landscape of high quality public realm. This will engage and inspire people as they enjoy the 2 mile journey along the city’s striking coastline.

The programme will achieve significant outcomes for the city and the wider Borough, including an additional 489 jobs, increasing visitor numbers by 100,000 each year and increasing GVA by £110m, as well as providing environmental and health and wellbeing benefits. The UK Government and NI Executive have each committed £350 million and partners a further £150 million. The Deal represents a new way of working between central and local government and regional partners and secures a bespoke package of investment from central government and the BRCD partners to support the delivery of a shared vision of: “Inclusive economic growth that delivers more and better jobs, a positive impact on the most deprived communities and a balanced spread of benefits across the region”. The BRCD involves an integrated programme of investment that cuts across the responsibilities of local councils, the Northern Ireland Executive and UK Government. The BRCD partners comprises Belfast City Council, five partner councils (Ards and North Down being one), two universities and four of the region’s further education colleges. MARINE GARDENS Bangor Waterfront is the redevelopment of a 2 mile stretch of coastline from Skippingstone beach to Ballyholme. It is being led by the Council and is due to receive circa £40M of funding from Belfast Region City Deal. The remaining investment will come from Council (£20M) and the private sector (£12M)

QUEENS PARADE REDEVELOPMENT Queen’s Parade is a £50M investment in a mixed-use

development by Bangor Marine – a joint venture between Farrans and Karl Group. It will regenerate the Queen’s Parade area of the town centre.

The Queens Parade Scheme will be delivered by Bangor Marine Ltd, a partnership between Karl Group and Farrans.
