Proposals Site Proposals The proposals for Phase 4 comprise a mixed use development as follows:
“Erection of c.325 residential units (mix of house types) and provision of Neighbourhood Centre to include PFS, convenience store, retail shops/services, creche, community/healthcare, and apartments. Proposal includes new areas of open space, landscaping and additional section of distributor road (Phase 4 lands of the Concept Masterplan approved under Ref: LA06/2021/0061/F).” Residential Development The proposed residential development represents the continuation of the high quality housing already delivered within Rivenwood.
The initial Site Layout Plans for residential development (see separate boards) include the following elements: • c.325 no. dwellings (c.50% Semi-Detached; c.28% Detached; c.20% Terraced; and c.2% Quad) • An 8-10metre landscaped buffer to the northern boundary adjacent to the Countryside • Open Spaces • 2 no. SuDS Ponds (1 no. as per previous approval) • Next Phase of Distributor Road Neighbourhood Centre
In the coming years, Rivenwood will become more than a place to live. It will become a place to gather. At the heart of the development, plans are underway for a thoughtfully designed commercial space. As the community grows, so too will the amenities, with the potential for convenience shops, local services and family-friendly spaces that enhance everyday living. It’s a vision designed not just for now, but for the future, where everything feels close, considered and part of home. The Neighbourhood Centre is located within the centre of this Phase of development and is delivered in accordance with the Key Site Requirements of NS 20 and the approved Concept Masterplan. The initial Site Layout Plan for the neighbourhood centre (see separate board) could include the following elements: • Convenience Retail Store • Retail Shops/Services • Petrol Filling Station (PFS) • Creche • Community/Healthcare • Apartments above Retail Shops/Services The proposed PFS is located fronting the Distributor Road, providing ease of access for passing vehicles. The remainder of the shops and services are located within the southern and eastern portions of the Neighbourhood Centre, adjacent to proposed dwellings. The Neighbourhood Centre generally utilises a new access point from the Distributor Road, shared with the residential development on the southern portion of lands. From the internal road network, there are several access points to the Neighbourhood Centre, including two dedicated entrance points and two dedicated exit points serving the PFS. The Neighbourhood Centre includes several shared pockets of parking including dedicated parking spaces for proposed apartments. There is extensive landscaping proposed within and surrounding the Neighbourhood Centre which will soften the development within the wider scheme.
